This book is an outgrowth of the formulation of a development and design process for elderly housing prepared by the authors for the Michigan State Housing Development Authority. Most often, this form of housing consists of medium-and high-rise structures. As a result, this book tends to reflect this trend toward higher density housing for the elderly. Nevertheless, other building types, such as low-rise apartments, townhouses, and single family houses are also appropriate and sometimes even preferable for the elderly. In an earlier book, Townhouse Development Process, published by the Michigan State Housing Development Authority in 1970, we established guidelines for the development and design of townhouses and apartments. Therefore, where we felt it would be repetitious to enumerate design principles for low density housing, we have referred to this earlier work. While the original orientation of this book was concerned with housing for elderly persons with low and moderate incomes, much of the background information and conclusions about the elderly needs and lifestyles as well as the analysis and recommendations about dwelling unit design and broad functional organization of the development is applicable to elderly persons of all income levels. We are hopeful that the development and design process which we have defined will help to discourage disfunctional thinking by designers and developers. We are also hopeful that, because of this publication, the work of the development team will be characterized by knowledge, creativity, and sensitivity, culminating in quality housing for the elderly. While this book is meant to be used as a reference and guide, it can also serve as a comprehensive review when read from cover to cover. It is not ultimate or, for that matter, the only process for creating successful housing for the elderly, but is rather intended to be a good beginning.
